Construction in Ibiza and Formentera surpasses pre-covid figures

Despite an increase in the construction of detached houses, the number of new multi-family dwellings is falling

The construction sector in Ibiza and Formentera has not only recovered its pre-pandemic pace, but its activity is now on a par with 2008, just before the global economic crisis. Thus, the projects endorsed by the Pitiusa branch of the Official Association of Architects of the Balearic Islands (Coaib) in 2021 totaled a budget of 251 million euros, 40% higher than the figure for 2020 and 20% above that of 2019, the last fiscal year prior to covid.

The president of the Pitiusa branch of Coaib, Carmen Navas, presented the report of activities for 2021 together with her counterparts from Mallorca, Joan Cerdà, and Menorca, Enric Taltavull. The figures highlight that reforms in tourism construction reached an all-time high with 89 million euros budgeted for endorsed projects, 81% more than in 2019.

Similarly, the number of new single-dwelling homes in Ibiza, i.e. villas and mansions, increased, with 168 projects approved, 19% more than in 2019. On the other hand, there is a drop in the construction of multi-dwelling homes with the 364 new apartments representing a 7% decrease compared to the year before the pandemic. This latest downward trend is also aggravated by the lack of any new public housing project (VPO), they point out.

The majority of buildings on rural land are located in the municipality of Santa Eulària, while those on urban land are predominantly in Sant Josep.

As for the built on area last year, the endorsed projects will occupy an area of 332,143 square meters, 7% more than in 2019.

Balearic construction figures

In the Balearic Islands as a whole, Coaib endorsed 5,689 projects in 2021, the highest figure since 2008 and represents an increase of 3% over 2019.

Of this figure, 78.4% corresponds to housing, with 4,465 approvals, 6% more than in 2019. In addition, there have been 615 approvals for extentions to dwellings and 165 for tourist constructions.
