The municipality of Santa Eulària has become the town of more than 25.000 inhabitants with the most expensive housing in Spainahead of Ibiza city y San Sebastiantwo cities that have occupied the first place in the ranking. The average price per square meter of housing in the Villa del Río, which includes new construction and those more than five years old, was quoted at the end of last year at 4.407 eurosas reported in the last statistical bulletin of the appraised value of the home price of the Ministry of Transport, Mobility and Urban Agenda.
Two more cities exceed 4,000 euros per square meter and occupy in turn the second and third places on the list: Ibiza city, with 4,260.5 euros per square meter, and San Sebastian, with 4,220.7 euros per square meter. Santa Eulària thus ousts the Basque city, which traditionally leads the first place in this ranking.
The price of housing increased by 8.3 percent in Santa Eulàriawith respect to the end of 2021, when the square meter was at 4,068.1 euros. To obtain these data, the statistic has been based on the appraisal of 128 homes in 2022 and 134 in 2021.
These figures are well above the average price of free housing in Spain, which stood at 1,749 euros in the fourth quarter of 2022, which represented a year-on-year increase of 3.3 percent according to the Housing and Land Observatory of the Ministry of Transport, Mobility and Urban Agenda, which points to an upward trend in prices from the end of 2020, after a previous stage of moderate growth and even the reduction recorded during the year of the beginning of the pandemic.
At Balearic Islands the average price of free housing was 2.696.6 euros per square meter in 2022, a 5.9 percentmore expensive than in 2021.
New and old housing
The report distinguishes between housing that is at least five years old and housing that is more than five years old. Thus, it is the case that in the case of new housing, the city of Ibiza is more expensive, with 4,658, 5 euros per meter square meter, when in Santa Eulària the price is 4,469 euros per square meter.
Regarding the housing more than five years oldin Santa Eulària it is priced at 4,404.9 euros and in Ibiza town at 4,254.4 euros. In the case of Ibiza town, the classification has been based on the valuation of 223 properties in 2022 and 147 in 2021.
The increase in the price of housing in Vila has been 6.4% with respect to the end of 2021, a year in which, however, the appraisal between new or old work does not appear detailed.
Other Balearic cities with more than 25,000 inhabitants that appear in this list are Calvià, with 3,685.5 euros per square meter, Marratxi (2,617.2), Ciutadella (2,523.2), Llucmajor (2,416), Palma (2,436.4), Mahón (1,992.8), Manacor (1,683.1) and Inca (1,583.3).
