Investing in Ibiza’s real estate sector is usually a safe bet that generates great profitability.

Now, a new type of business, which combines the restaurant sector with real estate, has just landed on the island.

The hotel group Ncalma Homes, which manages other hotels on the island (including Aguas de Ibiza and Nativo, both in Santa Eulària), has already approved the project to build a boutique hotel in the heart of Santa Eulària, on calle Sant Jaume, which will consist of 30 small apartments.

The novelty of this initiative is that these apartments go on sale with its corresponding tourist license. In this way, you can buy one of these rooms and live in it permanently or enjoy it in certain periods and the rest of the time rent it to tourists, something that can be managed by the hotel itself, which will be called Herencia.

The establishment will have a reception open all year round to help owners manage their own stays and those of their guests. In fact, rental management will only be possible through Ncalma Hotels.

What the hotel will look like

The Herencia will have a cafeteria, rooftop restaurant, spa and sauna with heated pool, gym and treatment room, housekeeping service, rooftop pool and solarium, room service, personal code entry and private event service.

There will be several types of apartments, depending on the square meters. All of them with terrace, with a small kitchen, a living room, bedroom, fully furnished and a bathroom with shower and bathtub.

Pricing

According to the brochure of the company, the price of the 63 square meter rooms is 390,000 euros; the 69 sqaure meters are 430,000 euros, the 74 square meter rooms are 470,000 euros and 86 meters are 510,000 euros. In the presentation of the project the promoters place special emphasis on the importance of having a tourist license on Ibiza to get the highest possible profitability for a dwelling and thus be able to rent it for days and weeks.
