Ibiza’s most affordable rentals scarce online: Just two at a minimum of €800

It is well known that looking for an apartment in Ibiza is an odyssey that pushes many to leave the island. In the prohibitive rent prices to which must be added the irregularities and illegalities committed in the sector.

Not only residents face a particular hell when trying to find a home, also seasonal workers who are arriving in Ibiza and are forced to share with strangers a tiny room that they have obtained at the price of gold.

The most consulted platforms to find housing are Fotocasa and Idealista, and they have an offer that reflects the sad reality of the real estate market on the island.

Nothing for less than 1,000 euros for the whole year

The search on these real estate portals is simple because the offer within an economic range is fast: there is not a single apartment for less than 1,000 euros to rent for the whole year. Not even a studio.

The cheapest there is to rent costs 800 euros, only for the winter season, and there are only two. One of them is a first floor of 15 square meters in the area of La Marina and the other is an apartment of 35 square meters in the area of Avenida de España.

In order to be able to rent all year round, the first thing to be found costs 1,100 euros per month, a small rural cottage of 50 square meters (40 useful) in Sant Josep.

Impossible for a family

If 50 square meters in the worst communicated areas of the island cost around 900 euros, the rent for a family of four, which needs two rooms, does not usually go below 1,500 euros.

The cost of renting in Ibiza (in case you find a house you can afford) means that an average salary (the Spanish average is about 2,100 euros gross per month) cannot be afforded.

Experts advise that spending on a rental should not exceed 30% of a payroll. Thus, a family earning 2,500 per month should look for a rent of 750 euros and one with an income of 4,000 should not pay more than 1,200 for a house.

Another account they advise is that the annual salary should be 40 times the rental price. For 20,000 euros per year the rent could not exceed 500 euros.

This is the theory, but in practice, renting in Ibiza is utopia for most.

What is very cheap in Ibiza is usually a scam

Sometimes on websites dedicated to real estate you find very cheap apartments, located in good areas and in spectacular conditions. They are usually scams.
