Sant Josep now negotiating agreement to relocate Don Pepe residents

The Consistory discards the purchase, because it would delay the process, and hopes within a month to conclude the negotiation for urban land in the area of Sant Jordi-Platja d'en Bossa. The City Council of Sant Josep is negotiating the transfer of about 8.000 square meters of land in the area of Sant Jordi-Platja d’en Bossa with a landlord to construct the building that will allow the relocation of the residents of the Don Pepe apartments, both those who were evicted last December because their property was declared in a state of ruin and those of the block that is still inhabited, as announced by the mayor, Ángel Luis Guerrero, after holding the follow-up committee in the Consistory, which was attended by the Balearic Minister of Mobility and Housing, Josep Marí, Agustinet; the Balearic councilor of Presidency, Public Function and Equality, Mercedes Garrido; the president of the Consell de Ibiza, Vicent Marí; the first vice-president and councilor of Territorial Management of the institution, Mariano Juan Colomar; the president of the Body Corporate, Sílvia Hernández, and the lawyer for the owners of the Don Pepe apartments, Joan Nadal, among others.

That is why we changed our roadmap”. The transfer will be carried out “through a Directly Ordered Urban Land (Sudo)”. The owner “will cede 8,000 square meters in exchange for a classification of 4,000 meters more to be able to build”. The urbanization “will be in charge of the Consistory”.

The mayor pointed out that “with Sudo, the transfer is always greater than the use that remains for the owner. Two parts are for the City Council and one for the owner of the land”, which is located “in an urban area”, Guerrero stressed: “We did not invent anything. It is not rural land and it has all the services”. And it is not, he stressed, the first time that a similar operation has been carried out in that municipality: “It is not new. We already did it in the case of the school of ses Planes”.

The mayor did not want to detail where the land is located, perhaps this will be revealed “within a month”: “The operation is already confirmed with the Consell and only the plans and the volume and intensity of use need to deliver to the institution”. Which, he warned, “does not mean that it can be built immediately afterwards, as it needs to be transformed through the execution of planning and approval of a provisional rule to be drafted by the Consell”. However, he considers that the insular institution is on his side and will not place any obstacles: “It will not cost us to reach an agreement”.

Precisely, the president of the Consell, Vicent Marí, explained that his institution “will introduce in the transitional norms that are being processed for the municipality of Sant Josep the reclassification of the area where the 100 dwellings will be located that will allow the relocation of those affected by Don Pepe, which will fully recover the land of es Codolar that are now within the Natural Park of ses Salines”. This modification of the town planning regulations, “which will be done within a maximum period of six months”, will allow “all the necessary permits to build the houses” to be requested, assured Vicent Marí.
