Urban Planning on Ibiza: Illegal housing promotor in ses Salines, accused of coercion

The promoter of illegal housing in the form of wooden huts in the middle of the Natural Park of Ses Salines is on his way to star in another case of continued disobedience to the Administration similar to that of Casa Lola. This businessman, who goes by the initials A.Z., has not only extended a villa and built illegal housing without a license but continues to market them openly on the Internet despite the sanctioning proceedings opened by the Consell. Moreover, now he has been accused of coercion by two tenants to whom he tried to charge a much higher amount than what they agreed, as they have claimed.

At the moment, A.Z. markets on the main accommodation platforms (Booking.com or Rentalia) the mansion called ‘Entre ciel et sel’, with capacity for 14 people at a price of 1,518 euros per night. Last year, when he rented this same property under the brand ‘Ibiza Luxury Mansion’, the Consell forced him to withdraw the ads and opened a sanctioning file for exercising tourist activity without the required license. However, this promoter has dodged the order of the Administration with another name of the villa in its marketing.

Those affected paid 18,000 euros in advance for a six month stay, plus another 5,000 deposit, which they are now try to recover

This villa, located in Puig des Corb Marí, has a small guest house attached with two bedrooms, which was rented for six months by two people who stayed to work on the island. Both were planning to stay here for several years, until they came up against the methods of this developer. According to their complaint on April 12th, an agreement was signed with A.Z. for which the affected parties paid 18,000 euros in advance for a six-month stay (3,000 per month), plus another 5,000 deposit, which they are now trying to recover.

Their surprise came in June, when the developer demanded monthly expenses of 200 euros for electricity and 300 euros for water, when their home “has neither washing machine nor dishwasher”, they emphasize. According to what A.Z. told them, there was a specific meter for the guest house, but later they were able to corroborate that there was only one for the whole property. Thus, when they were able to see the bill for the entire property, they realized that the amount claimed by the businessman was 98% of the total. “He wanted to charge us even for the water in the main villa’s pool,” they point out.

Exorbitant expenditure

Faced with the refusal of these two affected people to pay this exorbitant consumption (“76,000 liters in two and a half months”), the developer first left them without water for up to four days (the property has a refillable tank) and cut off the electricity, first periodically and then permanently.

The tenants point out that they have suffered other abuse of which they have no evidence to report them. On the other hand, they were able to report the cut of the supply to the Guardia Civil, who went to the property, so they filed a complaint for coercion, for which they provided witnesses. The Benemérita confirmed yesterday that A.Z., of Moroccan nationality, although he claims to be Italian-French, has similar antecedents.
