Many reports could be written on the problem of rental housing on Ibiza. The desperation of those looking for an affordable home on the island clashes with the voracious economic appetite of property owners.
Once the summer season is over it is true that the supply of rental housing increases and on the most popular web platforms, such as Idealista or Fotocasa, small apartments (mostly studios of no more than 40 square meters) that are rented between 600 and 700 euros per month are now appearing.
Here is the ‘but’
There are several, more than a dozen, that do not exceed 700 euros per month but… For those who want to live on Ibiza all year round in the same house, 99% are not a viable option, because the condition to access them is that between April or May they must be vacated so that their owners can rent them for perhaps three times more during the high season.
One of the exceptions to this rule is a small studio of 35 square meters in Dalt Vila, which is rented for the whole year for 650 euros per month.
The rest of the ads that are in this range of 600 / 700 euros per month are offered only for the winter. One of them, of 22 useful square meters and located in the area of Dalt Vila – la Marina and offered for 700 euros per month requires the full payment of six months, plus a month’s deposit plus another month for the agency (that is, an outlay of 5,600 euros to move in).
For 800 euros
If the search for apartments to rent is extended to 800 euros, dozens more rentals appear, but the same conditions are repeated: “Only for the winter season”.
For the whole year an apartment of 48 square meters in the area of Cala Vedella is rented for 800 euros. However, the owner will require the necessary documentation to guarantee the payment of the rent, such as payslips, employment contract or bank balance certificates. There is another one of 38 square meters in Portinatx and one of 40 meters in Sant Agustí (both for 800 euros per month).
