Marga Prohens: “The Balearic Islands must prioritise housing for residents”

The president of the Balearic Government, Marga Prohens, defended at the Spain 360 Forum organised by Prensa Ibérica the need for a “deep and urgent” rethink of housing policies in a context she describes as an “unprecedented housing emergency” in the islands. During her speech, the Balearic leader identified the housing problem as the main structural challenge facing the region, derived —she noted— from accelerated population growth and a supply that has not kept pace. “The Balearic Islands must prioritise housing for residents”, she stated.

The president recalled that the archipelago has gained 160,000 new residents in the past 15 years, while only 30,000 homes have been built in the same period. “This is the root of the housing emergency”, she said, stressing that the lack of housing is not explained by tourist growth but by sustained residential pressure. This diagnosis, she insisted, led her administration to focus all measures on a central objective: creating affordable housing for residents.

New category of subsidised housing

Prohens detailed the reforms promoted by her government, starting with the approval of the Housing Emergency Decree, which introduces the category of vivienda de precio limitado (VPL, limited-price housing). These homes, privately developed but permanently protected, must be placed on the market at a price 30% below the average, a measure aimed at curbing speculation and ensuring access for middle-income families, the president explained.
