The price of used housing in Ibiza and Formentera, far from stagnating, continues its upward trend. According to Idealista’s latest real estate price index, corresponding to November 2025, the value of the square metre in Spain has risen by 16.1% year-on-year, reaching 2,605 euros —the highest figure since records began, Idealista notes. The Balearic Islands consolidate their position as the most expensive autonomous community in the country, with 5,114 euros per square metre, after experiencing a 9.1% increase compared with the same period in 2024.
Formentera once again tops the list of the highest used-home prices in the archipelago. The island now reaches 8,941 euros per square metre, up 3.3% on November last year. In the municipality of Ibiza, the average cost per square metre of used housing stands at 6,790 euros, an increase of 2.3% in one year. The highest year-on-year rise in the Pitiusas is recorded in Sant Antoni, where prices climbed by 12.6% to 6,649 euros per square metre —a trend that has persisted since the start of the year. Interestingly, according to the data compiled by the real estate portal, this makes Sant Antoni the area with the lowest average cost of used housing on the island of Ibiza.
The highest figure in Ibiza
In Santa Eulària, the average price reaches 7,889 euros per square metre, 7.7% more than in 2024. The behaviour of the used housing market in Sant Josep is very similar, with prices rising 7.8% to reach 7,473 euros per square metre. In Sant Joan, the square metre stands at 8,235 euros —the highest figure on the island— after an increase of 3.9%.
With these figures, Formentera remains the municipality with the highest used-home prices, followed by Sant Joan and Santa Eulària. Sant Josep and Vila come next (7,473 and 6,790 euros per square metre, respectively), while Sant Antoni closes the list with the aforementioned 6,649 euros.
