Once again, Santa Eulària is placed as the most expensive place in Spain to rent housing. The latest ranking of relative demand for rent in the first quarter of 2025 of the real estate portal Idealista indicates that the average price in this municipality already stands at 4,113 euros per month. Just behind is Sant Josep, with 3,462 euros per month, and Eivissa, with an average price of 3,374 euros. The top five is completed by Benahavís (3,677 euros) and La Moraleja (3,976 euros).
In 11th place is Sant Antoni, with an average monthly rental price of 2,667 euros. Sant Joan and Formentera do not appear in this study because it is dedicated to the 50 municipalities with more demand for rental housing in Spain and do not enter there.
The list allows you to know the total average prices of rentals in the locations with the highest demand. Between January and March 2025, 69 locations show average prices above €1,000 per month1,000 per month, which represents 48.6% of the entire classification. Among them, the report highlights fully tourist areas of high standing in the Balearic Islands, Malaga and Cadiz, with areas where some of the populations with the highest purchasing power in Spain reside.
Palma exceeds 1,600 euros
Idealista’s ranking details that 12 other towns are between 2,000 and 3,000 euros, where the pattern of coastal areas with luxury properties is maintainedsuch as the Mallorcan Calvià (2.881 euros)the Ibizan Sant Antoni (2,667 euros), the Malaga Estepona (2,675 euros), the Alicante Finestrat (2,261 euros), or the Canary Islands Adeje (2,091 euros), along with the periphery of high ‘standing’ of the big capitals, where the Madrid towns of Pozuelo de Alarcón (2.484 euros) and Boadilla del Monte (2,430 euros) or the Barcelona of Sant Cugat del Vallès (2,156 euros), but also other coastal areas such as Sitges (2,325 euros) or Castelldefels (2,250 euros).
Almost 50 other towns exceed 1,000 eurosbut without reaching a monthly rent of 2,000 euros, where Barcelona stands out, with average rents of 1,815 euros, Palma (1,689 euros) or Madrid (1,613 euros). The leader of the ranking, Hospitalet de Llobregat presents average prices of 1,190 euros, while the rest of the ‘top5’ already has rents below 1,000 euros.
