Santa Eulària is the municipality of more than 25,000 inhabitants in Spain with the highest number of most expensive housing for a couple of years, thus ousting cities such as San Sebastian or Ibiza. The average price per square meter of housing in this locality, which includes new construction and those more than five years old, was quoted in the last quarter of 2024 at 5.825 eurosas reported in the latest statistical bulletin of the appraised value from house price of the Ministry of Transport, Mobility and Urban Agenda.
This data is extracted from a total of 131 appraisals of which 107 corresponded to homes over five years old. Also in the club of the 5,000 euros per square meter are the ibiza town, with 5,239 euros and Calvià, with 5,061 euros.
It is followed by Palma de Mallorca with 3,606 euros per square meter, Ciutatella de Menorca (3,083 euros), Marratxí (3,065 euros), Llucmajor (2,987 euros), Mahón (2,334 euros), Manacor (2,201 euros) and Inca (2,066 euros).
New homes
If we look at the new homes under construction or planned in Santa Eulària, with the data offered by the real estate portal Idealista, therefore not official figures as the previous ones but an estimate, this price increases to 695,000 euros, taking as a basis to make the average the lower price of the seven promotions offered on the web portal.
At one extreme is the herencia promotion, in Sant Jaume street from 390.000 euros with one bedroom and 41 square meters of surface. This property has the peculiarity of having a vacation license and being a boutique hotel where you can reside on a regular basis or rent to tourists legally.
At the other extreme is the ibiza Serenity luxury development. led by the GS group, of which the journalist Carlos Herrera and the businessman Rosauro Varo (partner of the actress Amaia Salamanca) are partners. The cheapest one is sold for 1,050,000 euros. It has two bedrooms and 180 square meters. The most expensive option is a house with four bedrooms and an area of 325 square meters. Its price is 2.45 million euros.
In the middle table is one of the 38 two-bedroom apartments of 74 square meters of the Park Santa Eulalia Real State for 510,000 euros on Church Road. The three-bedroom, 108-square-meter option costs 1.2 million euros.
In the Passeig de la Pau Residentialin the center of town next to the Centre Jove and the Escola de Música, by 825.000 euros there is a two-bedroom penthouse of 159 square meters. The most expensive apartment is another two-bedroom penthouse of 249 square meters costing 1.22 million euros.
From 602,000 euros you can buy one of the last 57 homes of Ca n’Espanyol one-bedroom apartment (94 square meters), in Sant Josep street, 23. The three-bedroom apartment amounts to 890.000 euros and has 153 square meters.
In the Residential Park Can Fluixá three-bedroom apartments are for sale from 740.000 euros (118 square meters) in a complex of 14 apartments in Sèquia des Mallorquí street.
Finally, for 750.000 euros, the promotion Waves NCalma Homeon es Canar street, offers an exterior one-bedroom first floor apartment of 94 square meters. The most expensive apartment amounts to 3.19 million euros and has four bedrooms and 258 square meters. A figure that exceeds even the exclusive promotion of the GS group.
