CBRE puts hotel transaction volumes at €635 million across 15 properties in the first six months of 2026, the highest first-half total in five years.
Hotel investment in the Balearic Islands reached €635 million in the first half of 2026, according to a report by real estate consultancy CBRE. The figure is more than three times the total recorded during the same period in 2025 and represents the highest level of investment in the first half of a year for five years.
The report attributes the surge to the Balearics’ strong market liquidity and continued investor interest in hotel assets located in established tourist destinations.
With €635 million in transactions completed over six months, the Balearic Islands accounted for 25% of all hotel investment recorded across Spain. According to CBRE, the archipelago has regained the share it historically commanded in previous years, reaffirming its importance in the national hotel investment market.
The contrast with the first half of 2025 is particularly striking. Hotel transactions totalled €199 million during that period, highlighting the scale of the increase recorded in 2026.
The biggest hotel deals of 2026
Among the most significant transactions during the first half of the year was the €300 million acquisition by the Matutes family of a 75% stake in three five-star hotels previously owned by Azora: Bless Ibiza, TRS Ibiza and Grand Palladium Sicilia.
Another major deal involved Calena Partners, which acquired several hotel properties for €200 million. The portfolio comprised Barceló Ponent Beach and Fergus Style Tobago in Mallorca, as well as Corallium Beach by Lopesan in Gran Canaria.
CBRE also acted as adviser on the sale of three three- and four-star hotels in Mallorca from Ferrer Hotels to Grupo Globales. The properties — Caprice Janeiro, Caprice Concord and Caprice Isabel — comprise a combined 508 rooms and are located in Can Picafort and Cala Bona.
The consultancy also advised on the sale of Hotel Mongibello Ibiza, another transaction in the island’s hotel market.
Fifteen hotels change hands in six months
The investment surge is also reflected in the number of transactions. A total of 15 hotels changed hands in the Balearic Islands during the first half of 2026, compared with 10 assets recorded during the whole of the previous year, according to the report.
Higher-end properties continued to attract a significant share of investment. Five-star and five-star Grand Luxury hotels accounted for 28% of total hotel investment in the islands, underlining the appeal of premium and luxury hospitality assets to both domestic and international investors.
CBRE said the results confirmed that the Balearic Islands remained one of Europe’s most solid and competitive hotel markets. The consultancy pointed to strong tourism fundamentals, a limited supply of high-quality properties and sustained investor demand for opportunities to grow or reposition existing hotel assets.
First-half investment already exceeds the 2025 total
The strength of the market becomes even clearer when compared with the previous year’s full results.
Hotel investment across the Balearic Islands totalled €618 million in 2025, a 7% increase on 2024. By reaching €635 million in just the first six months of 2026, the market has already surpassed the investment volume recorded throughout the whole of 2025.
The figures underline the continued appeal of the Balearics as a destination for hotel investment, with Ibiza playing a prominent role in major transactions involving high-end hospitality assets.
