Most of the ads for renting apartments and rooms on Ibiza published on Facebook pages and platforms such as Idealista, Habitaclia or Fotocasa are placed by those who live in the property, not by the owners. In fact, most contracts prohibit subletting rooms.

“We do not make a contract or register people in the landlord’s registry”, responds a girl to the question from this newspaper after seeing a publication in which she rents a “warm and cozy” room in the center of Ibiza for 450 euros. In addition, she asks for the same amount as a deposit and only sublets it to women.

Another ad offers the possibility of renting a room for 460 euros in a country house located between Santa Gertrudis and Sant Miquel. “We are looking for a person with daytime habits, who respects the common areas and has a good character. It is free from the end of November and we have cats”, they explain. They also reject the possibility of formalizing a lease.

Another person is subletting a room to a female only for the winter season in the center of Sant Antoni for 400 euros with the common expenses to be shared among all those residing in the apartment. In response to the question of whether a contract is possible, the advertiser says that “this apartment is for rent in summer and they do not allow it to be rented all year round, so we do month to month contracts as if it were summer. We could give you a one month contract and at the end of the month the contract would go to another tenant”.

“We are looking for a clean, tidy and organized person. Non-smokers”, says another ad. They ask 450 euros for the room and specify that “ the contract will remain as it is, with those we are currently with”. “Single room for rent in the area of Cala de Bou from November 1 for 500 euros per month with expenses included”, another offer that also does not allow a contract.

Subletting rooms for couples

Rentals are piling up on the internet after a tourist season in which it was practically impossible to rent a room. For a whopping 800 euros per month a double room in a country house in Sant Mateu “for a couple” is subletting. In total, with these two new people, there would be four cohabitants. The surprising thing is that they explain in the ad that “the price is so that everyone pays the same, 400 euros per person”. In addition, they ask for a deposit of 800 euros and separate expenses. “The electricity bill comes one month at 50 euros and another at 80 euros”, they add.

“Room for rent for a couple in the center of Ibiza with everything included for 700 euros per month and a deposit of 450 to enter on November 1st”, says a girl. For this same room, of small dimensions and with a tiny window, she was asking one hundred euros more a couple of days ago, that is, 800 euros per month.

“Double room for rent in a country house for the whole year (water, electricity and internet expenses are paid separately). Excellent location five minutes from Ibiza and five minutes from the airport. We are looking for a responsible and clean person. The house has 1,000 square meters of garden and there is always a parking space on the street,” reads the ad. They ask for 550 euros per month and demand a series of requirements to “take care” of the shared household: no visitor or meetings of any kind are allowed and it is only available for women.
