More than 500 new homes are for sale on Ibiza, and some of them are cheaper than second-hand housing

There are some twenty housing developments planned on the island, some of which are nearing completion. Others are just starting to be built.

On Ibiza there are currently some 600 newly built homes for sale spread over thirty developments.

The cheapest that are advertised on the main real estate platforms sell from 288,000 euros. A price that compared to some similar offers of second-hand housing, does not seem disproportionate, especially considering that on the island unrenovated, 40 square meter studios sell for 300,000 euros.

The cheapest promotion, located in Sant Antoni and whose keys are expected to be delivered in May 2023, consists of 34 homes, green areas and communal pool and the price includes parking space and storage room. The cheapest property costs 288,000 euros. It is a first floor apartment of 57 square meters, plus five square meters of terrace and 18 square meters of garden, and two bedrooms.

In the Platja d’en Bossa area there is also a development of 111 one, two, three or four-bedroom properties ranging in price from 294,000 euros (one bedroom, 45 square meters) to 850,000 (four bedrooms). All include their own parking space.

The option of buying a house off plan or half built can be an attractive option for those who are looking to buy a house on Ibiza for less than 300,000 euros and do not mind waiting until the completion of the work. The advantage of the new construction is that the vast majority include parking space in the price and that sometimes some finishes can be modified at the request of the buyer.

With housing prices that are already soaring for the common worker, there are also several promotions of sets of villas, such as the one in Roca Llisa that includes 20 villas with a minimum of a 1.500 square meter plot

At the end of 2023 the keys will also be handed over to a development in Sant Antoni of 27 homes in which, for 295,000 euros, you can buy a two-bedroom, 102 square meter apartment. A very competitive price and characteristics if we compare it with an old 35 square meter studio for sale in the Marina (in the port of Ibiza) for 345,000 euros or another of 65 meters for 410,000.

Most of the housing developments currently for sale on Ibiza will be completed between 2023 and 2024.

Some are more luxurious and therefore more expensive. Like a residential project in Santa Eulària that will be ready by June 2023. It is a complex of 57 homes from one to three bedrooms with private terraces, common areas with playground for children, chill out area … The only ones left for sale are the penthouses, which cost between 730,000 euros for 100 square meters to 1.35 million for 127 square meters.
