The real estate portal Idealista has about 40 new housing developments of new construction on the island of Ibiza. The price of housing of new construction in Spain reached an average of 3,028 euros per square meter at the end of 2024, although the Balearic average is 2,802 euros, according to the analysis carried out by Sociedad de Tasación. These are record figures that surpass the prices prior to the 2008 crisis, after the real estate bubble, which started in 1997 and lasted until 2007 when housing reached its peak prices. But the figures on the island of Ibiza far exceed these numbers.
The most economical development
The most economical development listed on Idealista is a new construction called ‘Landed in Ibiza’ of 17 homes in Sant Antoni. The building, in its last phase of construction, is distributed over four floors plus a roof terrace with sea views. The brand new homes will be available with one, two or three bedrooms.
“Each apartment has been designed to maximize comfort, offering a living-dining room with large windows, a modern and functional open kitchen, a master bedroom with en-suite bathroom,” explains the developer in its advertisement published in Idealista.
The property is located 300 meters from the port of Sant Antoni and the promenade, very close to the famous sunsets of the island.
The most economical price of one of these homes is 275,000 euros with the option of adding parking space and storage room. It is an apartment of 56 square meters with one bedroom and is exterior.
Price well above average
The price per square meter comes out at 4,911 euros, a 135 percent above the Balearic average and 93 percent above the national average.
In the same locality, the Residencial París building, on Catalunya street, whose works were planned to begin this January, offers a penthouse, third floor exterior, one bedroom and 49 square meters for 294,000 euros (6,000 euros per square meter).
In the promotions of Platja d’en Bossa the Belisla Bossa Nova, a building with 32 apartments, costs 6,470 euros per square meter. The Célere Opa, a new construction development also located in the same area, consists of 90 homes with up to three bedrooms. The price per square meter is 6,696 euros. If you are looking for three bedrooms in this same development, the price drops to 5,859 euros per meter, but the total to be paid amounts to 603,500 euros for a 103 square meter home.
In Vista Alegre Suites, an urbanization of 25 apartments in es Cubellsthe square meter already amounts to 7,142 euros.
At Santa Eulària, the most expensive municipality to buy a home in Spain, the cheapest development is Herencia, NCalma Homesa building that has the peculiarity of having a tourist license, so you can buy apartments to live in or to rent to tourists legally. Its price is 9.512 euros per square meter.
All these figures are extracted from the price of the cheapest apartment of each new housing development and divided by its square meters.
