This is the municipality of Ibiza with the most expensive rental price in Spain

Neither Madrid nor Barcelona nor San Sebastian exceed the price of rents in Ibiza. The municipality of Santa Eulària has the most expensive rental housing price of Spain, according to data from the Real Estate Index Fotocasa. The cost per square meter per month amounts to 24.05 euros, well above the Balearic average of 18.34 euros and the national average of 13.54 euros.

Two other Ibizan municipalities appear in the top of the most expensive rents: Sant Josep with an average price of 23.40 euros is in third place in the list and in fifth place, Ibiza city, with 22.62 euros.

The list is completed with Esplugues de Llobregat (23.57 euros) in second place and Barcelona, in fourth place (23 euros). They are followed by Santa Coloma de Gramanet (22.24 euros), Teià (22.20 euros), Madrid (22.03 euros), Calvià (20.99 euros) and San Bartolomé de Tirajana (20.38 euros).

Regarding the monthly variation, in Santa Eulària the price has increased by 7.8 percent over the previous month. In Sant Josep the increase was 5.2 percent and in Ibiza, 6 percent. The average price of rental housing in the Balearic Islands has risen by 6.7 percent over the same period of 2024, according to Fotocasa.

“Housing is at risk”

“The price of rent continues to increase at double digits with a very significant rate of encarement, similar to that shown during the market heating up of 2007.” explains in a note the Director of Studies and spokesperson for Fotocasa, María Matos.

Although the situation of overpricing is similar to that of 18 years ago, now the cause is different, according to Fotocasa: “The demand for leasing is at a maximum while the supply is at historic lows, which puts upward pressure on the price,” says Matos.

All of Spain is suffering from this phenomenon, since in all autonomous regions except Aragon the maximum records have been exceeded. The price has already exceeded 1,000 euros per month of rent at the national level, but in cities with greater capacity of population attraction, in tourist areas and in the archipelagos the average prices are close to 1,500 euros. The Balearic Islands has gone from a year-on-year variation of 14.4% in February 2024 to the 6.7% detected in the same period of 2025. In the last 12 months analyzed, the price of housing has gone from 17.19 euros per square meter in February 2024 to 18.34 euros now.

If rental prices are analyzed with respect to those of a year ago, all 17 communities increased the year-on-year price in February. The autonomous communities with increases of over 10% are: Aragon (15.3%), Madrid (14.6%), Asturias (13.8%), Region of Murcia (13.6%), La Rioja (12.6%), Catalonia (12.5%), Navarre (12.4%), Canary Islands (11.9%), Comunitat Valenciana (10.2%) and Andalusia (10.0%). They were followed by Castilla-La Mancha (9.6%), Galicia (9.6%), the Basque Country (8.9%), the Balearic Islands (6.7%), Castilla y León (6.6%), Extremadura (4.5%) and Cantabria (0.5%).

As for the ranking of autonomous communities with the most expensive housing prices to rent a home in Spain, the four with prices above 15 euros per square meter per month are: Madrid with 20.96 euros, Catalonia with 18.50 euros per month, the Balearic Islands with 18.34 euros and the Basque Country with 16.62 euros per month.

They are followed by the Canary Islands with 14.45 euros per month, Comunitat Valenciana (12.93), Navarra (12.71), Cantabria (12.07), Andalucía (11.39), Asturias (10.88), Aragón (10.70), Galicia (9.73), Región de Murcia (9.54), La Rioja (9.54), Castilla y León (9.21), Castilla-La Mancha (7.62) and Extremadura with 6.97 euros per month.
