Town planning in Ibiza: neighbours warn the new mansion in Cap Martinet will be used for partying

Santa Eulària has given preliminary approval for the Detailed Study that allows the projected "macro-home" of 1,324 square meters, more than triple the maximum volume provided for in the regulations. The petitioners consider it "incomprehensible" that the Council will allow it

A group of residents of Cap Martinet is against the “ macro-house” of 1.324 square meters and 5,532 cubic meters that is planned in Puig d’en Vinyets, a residential area in which the Subsidiary Norms limit the maximum volume of buildings to 1,500 cubic meters. The plot, located next to Verderón street, has a surface area of just over 3,800 square metres.

Around 80 people, most of them neighbours of this area, have signed a letter of complaint against the initial approval by the Santa Eulària Town Hall of the Detailed Study which allows the building parameters foreseen in the municipal town planning regulations to be exceeded. The PSOE municipal group has also presented allegations with the warning that this action “violates the law”.

Apart from warning that “the blatant overreach” of the content of the Detailed Study which is “outside the law”, the neighbors stress that a mansion like the one planned in Cap Martinet “will not be used for pure family use, but possibly used for holding events” .

In this sense, they recall that these mansions generate an important movement of people and vehicles in the organization of parties on the island that cause many nuisances in their surroundings. Moreover, in this case, the access to this plot is narrow, without sidewalks or continuity, so it does not have the capacity to absorb a significant movement of traffic, say the neighbors.
